Your Questions Answered by IKON

We understand that embarking on a construction project can be overwhelming. Here, we've compiled answers to some of the most frequently asked questions to help you better understand our services and processes. If you have additional questions, please don't hesitate to contact us.

Will You Take Care of Permits?

We handle all necessary permits and regulatory approvals required for your project. Our team ensures compliance with local building codes and regulations throughout the construction process.

Permits are not always required when taking on commercial or residential renovations. If you are not changing any fundamental structural components of your home or building, these are not necessary. However, if you choose to alter the layout of your property, construct a new building, add an addition or change electrical and/or plumbing elements, you will need to send the plans over to your local municipality, and they will approve and provide you with the permits necessary to conduct your renovations. Significant construction changes may also warrant a license from your local conservation authority.

Permits may be required for the following:

  • Construct any new building over ten square meters in the area or place another structure, such as a mobile home, on your property.
  • Make renovations or repairs that involve structural changes, such as removing load-bearing walls, adding new rooms, or changing the building's height or shape.
  • Change the use of a building, for example, converting a residential property into a commercial space or vice versa.
  • Excavate or construct a foundation.
  • Construct a seasonal building.
  • Undertake work related to the installation, alteration, extension, or repair of an on-site sewage system.

What Order Should You Renovate Your Home In?

Depending on the extent of your renovations, the order of your renovations may be as follows:

  • Rebuilding and reframing of the house structure, including laying the foundation if necessary.
  • Installing the plumbing, HVAC, electrical and mechanical systems would be the next step before interior renovations.
  • Once the mechanical elements have been installed, the walls and interior structural elements will go up.
  • After the interior and exterior structures have been made, finishes such as flooring, tiles, kitchen cabinetry, and appliances will be installed.

What Adds the Most Value to a Home Renovation?

Any type of high-quality home renovation can increase the value of your home. However, kitchen renovations are known for providing the best return on investment and, therefore, value. The kitchen is the heart of a modern home, especially given the fact that it is a multi-functional space used for cooking, lounging and socializing. As a result, home buyers tend to value luxury kitchen renovations very highly.

The most valuable renovation opportunity when it comes to residential construction will depend on your property. To learn more about how to improve the value of your home or commercial property, schedule a consultation with IKON Construction Services to explore the opportunities for your property.

Can You Create or Add a New Bathroom with Home Renovations?

Yes, you can add a new bathroom to your home during the renovation process. However, the correct permits are required to move and/or adjust the plumbing system. During this process, a new room may have to be built, and plumbing lines will need to be relocated to accommodate this addition.

Can You Demolish Load-Bearing Walls During Renovations?

You can demolish load-bearing walls during a renovation; however, during the demolition process, you need to be strategic to ensure that the structural integrity of your home is not compromised. If removing a load-bearing wall will have a significant impact on the stability of your home, a beam may be installed for support.
